Lending Valuations

We have extensive experience of inspecting and valuing commercial property for lending purposes. We are mindful of the need to report promptly and accurately on the property that is the subject of the loan. We act for a wide range of lender clients and employ the most up to date technology including a number of subscription only web based services that provide up to date information in relation to both sales and yields.

All our surveyors, undertaking commercial valuations, have considerable experience in the valuation of shops, offices and industrial premises, together with certain types of specialist property such as nursing homes.

Valuations – Non Lending Purposes

Whilst most valuations undertaken on commercial property are for lending purposes, we can also provide valuations where a lender is not involved. These valuations may be prepared for tax, probate and matrimonial purposes or where a self invested personal pension (SIPP) is involved.

Business rates are levied by local authorities on occupiers of non-domestic property in order to fund local services. Whilst there are some exemptions, business rates can be an onerous burden. We are able to review your assessment in light of comparable evidence in order to advise whether you should make an appeal. We have successfully appealed rating assessments for clients and have been able to save substantial amounts.

Landlord and Tenant

We are able to offer our clients, whether they are landlords or tenants, comprehensive advice in respect of the market rent of a property, having regard to the state of the market and lease terms at the time that the rent is to be reviewed.

If a dispute arises, commercial leases often provide for them to be referred to an arbitrator if the parties are unable to agree upon an issue. Our surveyors have taken cases to arbitration and successfully been able to argue their clients case in this quasi judicial atmosphere.

Energy Performance Certificates (EPC)

Energy Performance Certificates (EPCs) are required when any building is sold, rented out or constructed and for certain refurbishments.

EPCs give information on a building's energy efficiency in a sliding scale from 'A' (very efficient) to 'G' (least efficient).  Every EPC also has a recommendations report showing how you could improve the rating and make the property more attractive to purchasers/tenants etc.

The energy efficiency rating is a measure of the overall efficiency of a building.  The higher the rating the more energy efficient the building is and the lower the fuel bills will be.

The environmental impact rating is a measure of a building's impact on the environment in terms of carbon dioxide emissions.  The higher the rating the less impact it has on the environment.
